2011 saw record-high investment in real estate in Russia. By the end of the third quarter, total investment in commercial real estate amounted to more than $5.1 billion, surpassing that of the entire 2008 ($5 billion). Foreign investors have begun returning to Russia. Since mid-2010 there has been increased activity by international investment funds. That year, however, was marked by a decline in the regions and a comparatively small number of new projects. Experts note that Russian developers need a law on project financing and predict that if the global economic situation worsens, builders will face problems with obtaining loans.
2012 will not be a simple year for the global economy, the majority of analysts say. But some experts do believe that a "second wave of crisis" will not affect Russia and that the activity of the real estate market will more than increase. Others forecast stagnation in spring 2012.
